$700USD a month property tax, on 1200sqft? Holy shit... 1200sq ft is 111 sqm. And $700USD a month is $14525NZD a year

So, to put things into perspective, the only cost we pay on our property (aside from the mortgage), is local government rates, which covers things such as infrastructure, waste, water services etc. We pay about $8000NZD a year (about $4626USD). Our property is 2809 sqft in size (land size is 6533 sq ft). And ours is an average size home down here. Nothing special.

So, HOA and Property tax is $8400 a year? $4400 is HOA and $4000 is property tax?

Yes.. very close to that.

Our HOA fee is ridiculous here.  My property tax is ridiculous as well.  My district pays a higher property tax than down town Seattle.  An $850,000 dollar home in Seattle only pays around $3000 a year in property tax.  My Condo is worth about half of that and I pay $1000 a year more.  Part of that is because I live in the new light rail line so anyone who lives in the light rail line got nailed with a much higher tax + much higher yearly car tabs.  There isn't a levy that people in this area won't vote to pass.

Our last home in The People's Republik of Kommieforniastan... for a 3,517²ft house with a pool... purchased for $592k in 2014... over $11,000/yr. 

The people that bought it from us are probably paying ~$18k.

I'm not far off. 3000sqft house on 1/2 acre. This is this years property taxes.




And then our proposed tax statements are on the way with estimates looking like +10% for City, +6% for County, and +3% for schools. Our blue shithead government officials love to spend our money. And they keep getting voted back in somehow...

We still owe about 100K on our house. We could pay it off in a minute but our mortgage is at 3% and we get 5% on that money in a CD. If interest rate on our deposits plummet we can always pay off the mortgage. Card balances are kept at 0 and we bought our cars outright so excepting the home mortgage it's just property taxes, food, insurance and utilities. In fact, we just went under contract selling the flip that we paid cash for. Ca-ching! That was house #6, it maybe the last one...maybe not. I'm 68 now and I don't have the energy that I used to.

We pay roughly $2800/yr in property taxes in Northern California, and about the same in Michigan for a property that is worth 1/4-1/3rd as much.

Cheap ass property tax on 4 acres, 2100sqft home, shop, and pool.

We're outside of the city limits luckily.  About a 45 min drive into the rocket city
